The suburban campus, located 4 miles south of Lancaster City, encompasses both the Lakes and Manor communities. For those who prefer small city living, the Mosaic campus, coming soon to downtown Lancaster, PA, is the next generation of residences by Willow Valley Communities. Mosaic will be located at the center of Lancaster’s desirable Market District at the corner of South Queen and Vine Streets. Mosaic, a 20-story high-rise, will be home to 146 single-level residences and a rich array of amenities. And just outside, a vibrant, walkable small city with more than 300 places to eat, drink, and be entertained.

Plus, Willow Valley Communities offers peace of mind and predictable future monthly fees with our Lifecare Promise. Your Monthly Service Fee includes Lifecare, a contract that entitles you to short- or long-term personal care, skilled nursing care, or memory support, should you need it, without a change to your monthly fee because of the need for increased care. Your Monthly Service Fee also includes your residence, electricity, water, heating and cooling, trash removal, real estate taxes, and property insurance – expenses that you may already be paying.
A change we’ve made, along with other Lancaster County retirement communities, is adopting the new category name “Life Plan Community,” which replaces the former “Continuing Care Retirement Community (CCRC).” This updated terminology better reflects our mission to empower residents to embrace a Life Lived Forward. If additional assistance is needed in the future, a full continuum of supportive living care is available on-site through our Lifecare contract.
